They put the building in front of tenants and brokers and produce an inquiry. Then the handoff ends and someone starts emailing PDFs.

The property website

It sells the location, the finishes and the renderings. It cannot tell a prospect what fits 25 people, which suites are still open this week, or what that space costs per month.

Leasing Room

The step between the inquiry and the lease. A prospect answers those questions on their own, at 10pm, and leaves behind a letter of intent with their name on it.

It runs alongside what you pay for now. Nothing gets replaced and nothing gets cancelled.

The LOI step is where a prospect stops browsing and commits to a number. Everything they chose on the way there is attached to the lead that lands in your inbox.

How it works

Live in two weeks from the day your materials arrive.

  1. Day 1

    Intake

    You send plans, the rent roll, your LOI form and your brand standards. The two weeks start when that pack lands, not at signature. One call the same day settles rates, escalations and what a prospect is allowed to see.

  2. Days 2 to 8

    Build

    We draw the plan, wire the pricing and build the tools around your property. A working draft on your own suites goes back to you inside the first week.

  3. Days 9 to 14

    Review and launch

    One round of changes with your team, then the site goes live on your domain. Your brokers get one link they can drop into an email, a flyer or a listing.

  4. Ongoing

    Maintain

    Availability, rates and suite changes stay current as the building moves. Leads land in your inbox and get reported monthly.

Pricing

One setup fee, then a monthly fee that tracks the property.

Founding setup, first five buildings

One time, half of the $10,000 standard setup, for the first five buildings only. After that the rate returns to $10,000. Covers the plan, the tools, your LOI on your form and the launch.

$400

Per month, up to 10 suites

Above ten suites it is $25 per additional suite per month, capped at $1,500 however large the property gets. Annual commitment, 4 percent a year thereafter.

$450 a month

The cap takes effect at 54 suites. Below ten suites the fee stays at $400, so a two tenant building and a forty suite park are not quoted the same way.
